VILLAS — Lower Township Planning board approved an additional building and swimming pool for Canyon Club on Ocean Drive at an Oct. 18 meeting.
The project, which began in 1988, is ongoing, with two more buildings planned before the condominium/marina combination is completed in the future, according to the project’s planner Louis H. Conley, of Van Note-Harvey Associates, of Court House.
The next phase, known as “4B,” will add 12 condominium units in one structure, which he described as the “next to the last main building,” plus a swimming pool.
The new building will be located east of the administration building and be 60-feet tall at its highest point. It will feature “open decks and open porches all around and lots of glass,” said Conley.
A kidney shaped pool and deck will be constructed in an existing courtyard.
Conley said a project that grows over time “picks up the changes in life in the township.”
In 2002, plans for two condominium towers higher than 60-feet high were scrapped and the project was downsized to five smaller buildings to keep more open space at Canyon Club, he said. Overall, the project was reduced from a proposed 196 condos to 144.
Land use law allows projects over 50 acres to be built in phases.
Conley said the marina was subdivided from the marina operation and not a part of the residential condominium association. The project began with 60 acres with more than 55 acres of upland.
The main portion of the project, including the marina, sits on 30 acres, said Conley. The new building will be located next to a unit currently under construction, east of the administrative offices.
Conley said buildings located close to the property line were built first at Canyon Club to avoid issues over lot lines or configurations.
Plans for a restaurant on the property have been replaced with a three-story multi-purpose building that would includes administrative offices, showers, restrooms, storage, dock master’s office and clubroom.
A total of 75 percent of the marina’s boat slips are open to the public, said Conley.
Storm water drainage was originally designed for larger buildings. The state Department of Environmental Protection stipulated storm water was not to run off into the harbor, he said.
Canyon Club uses retention ponds built in the right-of-way of Ocean Drive.
Water and sewer system on site is owned and maintained by the homeowners association, said Conley.
