STONE HARBOR – At its Tuesday, Feb. 6, meeting, Stone Harbor Council introduced an ordinance change to its zoning that would create a special residential D district for homes on Linden Lane.
Linden Lane has long been grouped with a set of narrow streets in the borough collectively known as the Courts. As part of the zoning requirements for the Courts, owners of some modest homes on Linden Lane have been prohibited from constructing second stories. The residential D zoning change would allow for limited second stories for these homes in accordance with the earlier recommendations of the borough’s Planning Board in its Master Plan reexamination.
The ordinance creating the residential D designation would only apply to applicable homes on Linden Lane and has no bearing on the Courts. The ordinance sets the height, use, setback and other requirements for the new residential D district.
The issue that brought homeowners from Linden Lane to the podium during the public comment period of the Feb. 6 meeting was the freedom to construct a limited second story, which property owners say is essential for upgrading utilities in the small homes.
The ordinance will come up for a public hearing and potential vote to adopt at the Tuesday, March 19, meeting of the council, which begins at 4:30 p.m. in Borough Hall.
