VILLAS – Ward I Councilman Thomas Conrad believes that the Lower Township vacant property ordinance will continue to have success with the public’s help.
Conrad said the township has a list of registered vacant properties but relies on help from the township to continue to maintain an updated list of registered properties.
Under the regulations, the owner of any property that meets the definition of “vacant” would have to file registration statements with the township “within 30 days after the building becomes vacant, or within 30 days after assuming ownership of the vacant property.” The registration would include the name of the owner, street address, telephone number and the name of a designee to deal with notices of code violation and for receiving notices in any court proceeding or administrative enforcement action, according to the ordinance.
Vacant properties, under the proposed regulation would be “any real property in Lower Township, whether vacant or occupied, that is the subject of a foreclosure judgment; or is in default on a mortgage…or is subject to an ongoing foreclosure action by a lender.”
The ordinance states that “vacant and abandoned structures harm the health, safety and general welfare of the community by diminishing property values and increasing the risk of fire, criminal activity and threats to the public health.”
