VILLAS – Engineer John Kornick and Planner Tiffany Morrissey made a presentation to Lower Township Council April 1 regarding the rehabilitation of a 53-acre property on Fulling Mill Road across from Par 3 Golf to build a 241-unit, 55-plus community made up of single-family homes and townhouses.
The property would have to be rezoned and Lower Township Municipal Utilities Authority approval would be needed to acquire sewer service, as it is in a no-sewer zone.
Morrissey said the rezoning is a simple process because the property fits the rehabilitation designation rather than redevelopment.
“The rehabilitation designation makes it easier to develop the property. Currently, it is an industrial zone, but is better suited to residential,” Morrissey explained.
For the zoning to change, Morrissey said the Lower Township Planning Board would suggest the change to council, which would consider the change.
Kornick said it would be the first step needed to seek approval for sewer installation.
Lower Township Manager James Ridgway said the parcel has been in its current condition for over a decade and would be the only large 55-plus community in the township.
Morrissey said the rezoning would not require public notice or hearing, just a resolution from council.
