How Can I Apply for a Habitat Home?

The opening of the Habitat for Humanity ReStore in Cape May Court House in June 2017 marked the first public presence for Habitat for Humanity Cape May County. As a result, many local residents are getting their first exposure to Habitat for Humanity, and asking how they can apply for a Habitat home. The application process can vary from affiliate to affiliate, but Habitat Cape May County accepts new homeowner applications during a specific application window, generally occurring once every 12 to 18 months. The next application window is expected to open in 2018, and will be advertised via Habitat Cape May’s website, email, social media and local print publications like the Herald.
While Habitat for Humanity targets lower income families, it is important to note that it is not a giveaway program or subsidized housing. Successful applicants must have a good employment record, with at least a year in their current position, and have proof of steady income. Total household income generally must fall under 50 percent of the median income for Cape May County, but high enough to afford a mortgage (between $26,000 and $38,000 for a family of four). They must have a history of paying bills on time, and no excessive debt. They must also be able to save for a $1,500 down payment, and commit to investing 300 hours of “sweat equity” in the construction of their home. In the past, Habitat Cape May has held “application events” for prospective applicants to review their eligibility and submit applications. Going forward, however, Habitat Cape May is hoping to offer a homebuyer preparation workshop, so applicants can assess their personal situations, and develop a plan (if necessary) to make them eligible for selection.
For those who are selected as Habitat homeowners, the opportunity is tremendous. When a Habitat home is completed, it is sold to the homeowner on a zero-interest 30-year mortgage. A family that was likely paying $1,000 per month or more in rent in Cape May County will have a mortgage payment closer to $650 per month, including property taxes and insurance. Habitat Cape May holds the mortgage, and as the principal is paid, the money is cycled back into building more Habitat homes in our community.
