Spring is in the air, which means homebuyers are stepping back onto the scene. With the weather warming up, the hot period for the housing market is now. Here’s why spring is the right time to get your house on the market: 
The weather is right. After being stuck inside all winter long, people are ready to get out and enjoy the fresh air. Once spring hits, the streets become even busier which means more face time for your home. Make sure you have that “for sale” sign out! Additionally, blue skies, sunshine and blooming flowers make for great marketing photos of your home.
Buyers want to be settled by fall. Looking forward to summer fun, then a new school year, then the start of the holiday season, spring is the best time for buyers to take on house hunting and start the purchase process.
Your home will be worth more. When estimating the value of your home, an appraiser will look at comparable homes recently sold in your neighborhood. If the most recent data shows a home that sold for cheap in the middle of winter, it can hurt your home’s value. With more homes selling in the spring, the comparable data is more accurate.
You’ll likely get more money. You might think more inventory means lower prices, but the housing market works the opposite way. While more homes are listed during the spring, they don’t stay on the market very long due to the high demand this time of year. Therefore, the supply of homes is actually tighter, leading to the ability to list your home at a higher price.
You can be picky. With the flood of potential buyers looking at your home, you can be more choosey with who you want to sell to. If you don’t want your childhood home bulldozed to the ground for a mansion to be put in its place, you have a good chance at finding a nice, loving couple looking to start a family.
There could be a bidding war. The high demand from homebuyers during the spring can likely result in a bidding war on your home. This means more money for you, as well as less repair requests and other demands from buyers. Cash buyers tend to be more aggressive, so you could end up with a pocket full of dollars and a fast closing.
