ERMA — Lower Township Planning Board gave preliminary approval for creation of 13, one-acre home sites on Railroad Avenue for Wuerker’s Vineyard LLC.
Attorney Louis Dwyer represented applicant Edward Wuerker, a life-long county farmer.
Dwyer said the subdivision was designed not to require variances. He said there was a dispute with Atlantic City Electric of ownership of a portion of the property.
He said he was seeking only preliminary approval conditioned upon resolution of the ownership dispute.
Attorney John Aleli, representing Atlantic City Electric, said he was agreeable to preliminary approval for the tract.
Planner Vincent Orlando said the entire property is west of the Middle Township/Lower Township border with 2,700 feet of frontage on Railroad Avenue.
Six of the lots would have joint driveways to cut down the number of driveways exiting onto Railroad Avenue, also known as County Road 626.
Orlando said a large storm water management basin would be created at the rear of the property plus two smaller systems. He said there would be no runoff to adjacent properties.
Lower Township Planning Board Engineer Ray Roberts asked Orlando if he had considered tying into the county storm sewer system on Railroad Avenue.
Orlando said he had scheduled a meeting with the county. He said public water for fire protection was located 1,000 feet from the property.
Wuerker said Lower Township municipal water was not available in the area.
An application for final major subdivision of 37 lots at 600 Railroad by Wuerkers Land LLC was not heard and will be rescheduled for a later date.
