ERMA – Delaware River and Bay Authority (DRBA) officials announced that two new tenants have agreed in principle to lease 1,500 SF each in the new light industrial building located at 251 Ranger Rd. in the Cape May County Airport Industrial Park. The DRBA Commissioners unanimously authorized the lease arrangements at the February monthly meeting. Last month, the DRBA announced four leases in this building that represented 7,500 SF.
“We’re extremely pleased that the facilities are meeting the interest of the small businesses community in the Cape May region,” said Thomas J. Cook, Executive Director at the DRBA.
Bill Sterritt NJ, LLC, who is originally from the area, is relocating back from Los Angeles, Calif. Doing business as Aerodrome, Bill Sterritt NJ, LLC will use the space as a commercial and video production studio as well as a performance space for small film festivals or similar events. The second tenant, County of Cape May, will be leasing 1,500 SF to operate an unmanned aerial vehicle (UAV) incubator space. This incubator space will be used for the development of small businesses and new technologies related to UAV. Tenant fit-out is expected to begin this month and continue into the summer.
“The County’s growing prominence as an Unmanned Aerial Vehicle HUB for systems development and testing make the formation of a technical incubator a logical next step,” added Will Morey, Cape May County Freeholder.
According to Victor Ferzetti, Chief Financial Officer for the DRBA, additional new construction may be on the horizon. “Local interest and business activity continues to exceed our expectations as both the County and DRBA invest in the development of the Cape May Airport,” Ferzetti added. “By the end of this month, we expect to be at a pre-occupancy rate of 100 percent in the newly constructed industrial building, and we’re now looking at future development options at the airport.”
In a related development, a new Taco Shop has opened for business in a 1,500 SF space next to Cape May Brewing Company’s Tasting Room in the Retail Building (Building 96) on Hornet Road. Lasirena LLC, which also operates the Red Store in Cape May Point and the Little Store in Cape May, will offer counter/take-out Mexican food at its Taco Shop location.
“Taco Shop Taqueria is Bread and Butter Group’s new concept, taking on healthy, fresh, fast and delicious food with an energetic and hip atmosphere,” said Lucas Manteca, who owns and operates the new establishment. “If you’re looking for a great meal for under $10, the Taco Shop is definitely the place to get that winning combination.”
In June 2016, the DRBA began construction on a new light industrial building on Ranger Road, west of the intersection with Hornet Road, which is currently under county construction. In January 2017, this new 15,000 SF ‘core and shell’ building was completed and current plans call for four finished units, three at 1,500 SF each and one larger 3,000 SF unit. The remaining sections of the building are available for fit-out in 1,500 SF increments. The site plan also envisions the construction of a similar building nearby.
